Personal use of your suite in an Apart-Hotel: how it works

Owning a suite by the sea and being able to holiday in it is one of the reasons people choose an Apart-Hotel. Here is how it works in practice.

People who buy a suite in an Apart-Hotel are not just looking for an investment. They often also want a place of their own by the sea, where they can spend their holidays. Personal use is where these two sides meet. Let’s look at how it works and what to check.

Why personal use is limited

In an Apart-Hotel the suite is yours, but for most of the year it works as part of the hotel. The management must be able to rely on the suites to welcome guests and plan bookings.

That is why the contract sets how much time you can use it yourself. This is the trade-off at the heart of the format: less freedom of use than an apartment, in exchange for no day-to-day management on your part. If the format is new to you, first read What is an Apart-Hotel.

How much you can use your suite at The View

At The View personal use is 4 weeks a year. For many people, four weeks amounts to several holidays: a winter escape, one in spring, a few days in autumn. Or a single long stay.

If, on the other hand, you are thinking of living on Boa Vista for several months a year, consider honestly whether a traditional apartment might suit you better. The comparison between the two formats will help you decide.

Questions to ask about personal use

The practical rules vary from one property to another and must be read in the contract. Before signing, ask:

  1. How are periods booked? With how much notice?
  2. Are there times of year with different rules, for example in high season?
  3. Can the weeks be split into several stays?
  4. Who can stay in the suite: only you, your family, your friends?
  5. Are unused weeks lost or handled in some other way?
  6. During your stay, which of the hotel’s services are included and which are charged?

How to make the most of your weeks

A few practical tips, valid for any Apart-Hotel:

  • Plan ahead: the periods most in demand with guests are also the ones you will want most.
  • Think about the climate: Boa Vista has more than 300 days of sunshine a year, so even the quieter months can be excellent.
  • Involve the family: agreeing the dates together avoids surprises.
  • Make the most of your stays to see the island, the services and the condition of the hotel with your own eyes.

What happens when you are not there

For the rest of the year the suite is entrusted to the hotel’s management: welcoming guests, cleaning, maintenance and bookings are handled by hospitality professionals. You do not have to organise anything. Can I use my suite at The View at any time of year?

Personal use is 4 weeks a year. You can also forgo it: in that case the suite is always available for letting and the return, guaranteed by contract and by a bank guarantee, rises from 5% to 6% a year. The booking arrangements, including notice and available periods, are set out in the contract: ask about them before signing.

Can my family stay there without me?

It depends on the rules in the hotel’s contract. Many owners think of the suite as a family asset: check in advance who can stay and on what terms.

Are four weeks a year too few?

It depends on how you like to holiday. For those who spend a few weeks by the sea each year, they are often enough. If, however, you want to spend several months on Boa Vista, a traditional apartment offers more freedom.

Do I have to take care of the cleaning during my stay?

No. The suite is in a property run by hospitality professionals. Which services are included during the owner’s stays should be checked in the contract.
