Anyone looking at property on Boa Vista soon comes across the word Apart-Hotel. It is a format that differs from the traditional apartment. Understanding how it works is the first step in deciding whether it is right for you.
Apart-Hotel: the definition in plain words
An Apart-Hotel is a building designed as a hotel, but divided into self-contained living units, often called suites. Each suite can be sold to a different owner. The property as a whole, however, operates as a hotel: it has a reception, shared facilities and a single operator who looks after the guests.
In practice, two levels coexist:
- ownership, which is yours: you buy a specific suite, with a deed of purchase;
- management, which is shared: a specialist company welcomes guests, cleans, carries out maintenance and markets the property.
How it works as an investment
The typical process is as follows:
- You choose and buy the suite, which is registered in your name.
- You entrust the suite to the management of the property, under a contract that sets out the rights and obligations of the parties.
- The hotel works with the guests: bookings, welcome, cleaning, maintenance.
- You use the suite yourself during the periods set out in the contract.
- You remain the owner: you can resell the suite or leave it to your heirs.
The financial terms vary from project to project. That is why there is no single answer to the question “what does an Apart-Hotel yield?”. All that counts is what is written in the contract for the project you are considering. Read it carefully and have it checked by a professional. If the contract mentions guarantees, ask whether they are covered by a bank guarantee and from which bank.

What changes compared with a traditional apartment
With an apartment you are free to use it whenever you like and to let it as you prefer. But the management is yours: finding guests, organising cleaning, dealing with faults, even from thousands of kilometres away.
With an Apart-Hotel you accept less freedom of use in exchange for no day-to-day management on your part. It is a trade-off, not a format that is better in absolute terms. We explain it point by point in the comparison between an apartment and an Apart-Hotel.
Advantages and limits, in plain terms
What the format offers you:
- a real property, not a financial product;
- management entrusted to hospitality professionals;
- the chance to stay in your suite during set periods;
- minimal personal involvement, even if you live abroad.
What you need to allow for:
- personal use is limited and governed by the contract;
- you do not choose the guests, prices or furnishings of the property;
- a good outcome depends heavily on the quality of the operator;
- if you buy off-plan, you need to assess the timescales and safeguards of the build.
The questions to ask before buying a suite
- Who will manage the property and what experience do they have?
- What does the management contract provide for, and for how many years?
- Which costs remain the owner’s responsibility?
- How are periods of personal use booked?
- What happens if one day you want to sell?
If the project is still under construction, also read the guide on what to know when buying off-plan. And if you are wondering how an Apart-Hotel differs from a condo hotel, you will find the answer in the guide on the condo hotel.
A concrete example on Boa Vista
The group has already built an Apart-Hotel on the island: the White Hotel, 4-star, with 69 suites sold and 100% of the units allocated, now in operation. The View grows out of that experience: 65 suites on the beach at Praia Cabral, in Sal Rei, designed by the architect Giò Gozzi, with 98% of the suites facing the ocean and prices from €90,000. Handover is expected at the end of 2028.
The financial and contractual terms of The View are set out in the official presentation. Read them carefully, point by point, before deciding.

Frequently asked questions
Can I furnish the suite as I like?
Generally not, because the hotel has to offer guests a uniform standard. Furnishings and fittings are determined by the project and the operator. It is one of the limits you accept in exchange for professional management.
Who pays the property’s running costs?
It depends on the contract for each project. Before signing, ask for a written list of the costs that remain with the owner and those covered by the management, and have it checked by a professional.
Do you need to live in Cape Verde to invest in an Apart-Hotel?
No. The format is designed for people who live abroad too: day-to-day management is entrusted to professionals on the spot. You can follow your investment from a distance and travel to the island when you use your suite.
