Buying a hotel room as an investment: how it really works

A hotel room all of your own, earning while you are at home. It is possible, but it pays to know exactly what you are buying and who runs it.

In brief

Yes, in some properties you can buy an individual hotel room or suite. This happens in Apart-Hotels and condo hotels, where the units are sold to different owners and management stays with a single hotel operator. The owner holds a property registered in their own name, does not deal with guests and receives what the management contract provides for, in return for shared rules on personal use.

4 FAQs at the end of the guide

Anyone looking for a hands-off property investment sooner or later asks the same question: can you buy a hotel room? The answer is yes, but only in certain properties designed for the purpose. Here is how it works, what you actually end up owning and which questions to ask before you sign.

Can you really buy a hotel room?

In a traditional hotel the building belongs to a single company and the rooms are not sold individually. There are, however, properties built to be divided into units that can be sold:

  • the Apart-Hotel (or aparthotel), with self-contained suites and hotel services;
  • the condo hotel, the name used in English-speaking countries for the same idea.

In these cases you buy a specific suite, with a deed of purchase, registered in your name. The property as a whole operates like any other hotel, with a single operator who takes care of everything.

How it works, step by step

  1. You choose the suite: floor, view, size, price.
  2. You buy it with a deed: it becomes your property.
  3. You sign the management contract: you entrust the suite to the hotel operator for an agreed number of years.
  4. The hotel does the work: bookings, welcome, cleaning, maintenance and marketing are all handled by the operator.
  5. You receive what the contract provides for: a fixed return or a share of the takings, depending on the format.
  6. You use the suite yourself, if the contract allows, during the agreed periods.
  7. You remain the owner: you can sell the suite or leave it to your heirs.

Fixed return or a share of the takings

Contracts fall into two broad families:

Fixed returnShare of the takings
What you receivean agreed percentage of the pricea portion of what the property takes
If the hotel is busyyou receive the agreed amountyou receive more
If the hotel is quietyou still receive the agreed amountyou receive less
What to checkwho guarantees payment and in what documenthow takings and costs are calculated

A fixed return is only as good as the guarantee behind it. Always ask whether it is backed by a bank guarantee and from which bank.

What you get and what you accept

What you get:

  • a real property, not a share in a fund or a time-limited right of use;
  • no management of guests, cleaning, repairs or bookings;
  • the chance to stay in your suite during the agreed periods;
  • an investment you can follow from a distance.

What you accept:

  • personal use is limited and governed by the contract;
  • you do not choose the furnishings, prices or guests: the property decides;
  • the outcome depends on the quality of the operator;
  • if you buy off-plan, there are build timescales to allow for.

The difference between buying a suite in your own name and buying a share or a right of use is explained in the guide Registered ownership or a share. And if you are wondering how this format differs from a timeshare, read Condo hotel or timeshare.

Two real examples on Boa Vista

White Hotel, already in operation. In Sal Rei the group built the White Hotel, 4-star: 69 suites sold to individual owners, all allocated. The new suites have now gone and only resales remain. The full story is in the guide White Hotel: the story of the project.

The View, under construction. On the beach at Praia Cabral, The View is taking shape: 65 suites, 98% facing the ocean, prices from €90,000, designed by the architect Giò Gozzi. The expected return is 5% with 4 weeks’ use of the suite a year, 6% without, guaranteed by contract and bank guarantee. The foundation stone was laid on 4 July 2026 and handover is expected at the end of 2028: you can follow the work on the live building site.

The questions to ask before buying

  • Will the suite be registered in my name with a deed?
  • Who is the operator, what experience do they have, and how many years does the contract run?
  • Is the return fixed or variable? Who guarantees it?
  • Which costs remain with the owner?
  • How many weeks can I use the suite, and how are they booked?
  • How does resale work?

Frequently asked questions

Is buying a hotel room worth it?

It depends on your goals. It suits people who want a real property without having to manage it, and who are happy to use it only during the agreed periods. It is not right for anyone who wants complete freedom to use and let the property: in that case a traditional apartment is the better choice.

Is the room really mine?

In formats such as the White Hotel and The View, yes: the suite is registered in your name with a deed and you can sell it or leave it to your heirs. In other properties you might only be buying a share or a right of use: always read the contract.

Can I go on holiday in my own suite?

Yes, if the contract allows it. At The View you can use your suite for 4 weeks a year; if you choose not to use it, the return rises from 5% to 6%.

How much do you need to buy a hotel suite?

It depends on the country and the property. On Boa Vista, suites at The View start from €90,000. If you want to work out how to plan a budget, read Investing €100,000 in property abroad.
