Buying a home abroad remotely: how to do it safely

The principle: everything must be verifiable

When you are not on the spot, you cannot “trust your eyes”. The rule is simple: every important piece of information must be checkable by you or by an independent professional. Photos, measurements, the condition of the property, ownership, the contract, payments.

If something cannot be verified, ask why. If the answer does not convince you, stop.

1. Remote viewings done properly

A video viewing can be very useful, if you are the one leading it:

  • ask for a live call, not just a recorded video;
  • have them show you the exterior, the access and the real view from the windows and the balcony;
  • ask to see the systems, bathrooms, windows and doors and the communal areas;
  • ask what is around the property: amenities, the road, the walking distance to the sea;
  • for a property under construction, ask for the plans and up-to-date images of the building site.

From a distance, your anchor is a professional qualified in Cape Verde (a lawyer or notary) who checks the property and the documents before signing. Ask them for a written summary of what they have checked and what still needs clarifying.

3. Power of attorney, if you cannot attend the signing

If you cannot be present at the signing, it is generally possible to delegate someone you trust by means of a power of attorney. Its form, content and how it is validated for use abroad should be checked with a professional: not every power of attorney is suitable for every deed.

Two things to watch out for:

  • the power of attorney should be limited to that transaction, not general;
  • choose a person who answers to you, not just to the other party.

4. Traceable payments only

5. Communications in writing

Agreements made verbally, on a video call, should always be summarised by email. Price, furniture included, timescales, who pays for what. It is your record, and it is also useful for the professional supporting you.

6. A contact on the island, afterwards too

Buying remotely also means owning remotely. Who collects the post, who checks the home after a storm, who deals with a minor fault? Before buying, ask yourself who will be your point of contact on the island in the months and years that follow.
